I came to property in 2018 after seven years in private banking. The shift was deliberate. I had spent years building spreadsheets for clients whose property decisions were being made elsewhere — by an agent who took the listing and disappeared, by a friend who meant well but did not know the maths, by a relative who quoted lower commission upfront and ran four listings in parallel. The advice that mattered was happening in the worst conversation in the household.

I sat at one of those kitchen tables myself, when my own family upgraded out of a 5-room HDB. The conversation we had — with a stack of CPF statements, a rough loan ceiling, a sketch of the cash gap, and a calendar pinned to the timing of the school term — was the conversation I wanted to have, professionally, with other families. So I built a practice around it.

The practice is structured to make that conversation possible. One household at a time. Every viewing led by me — not handed to a junior. Replies inside the hour during the day, before midnight at night. A pre-listing prep done by me personally, in person, in your unit. A Friday update memo every week, even when there is nothing to report.

The work clusters around HDB upgraders moving into mainstream condos. Compassvale to Twin Waterfalls. Sengkang to Lentor. Bukit Batok to Riverfront. The maths matters. Where the kids go to school matters. The week the move actually happens matters. I treat the whole arc as if it were my own family's.
